That address is not a marketing description. It is the address printed on the signed Karnataka RERA certificate PRM/KA/RERA/1250/303/PR/090925/008075 and on the environmental clearance of 21 April 2025, and it is the address a sale deed will carry.
Every distance on this page has been road-routed on OpenStreetMap using two independent engines, then re-timed against the road classes this parcel actually uses. None of it is straight-line, and none of the minute figures printed in the developer's own brochure appear anywhere on this site. The coordinates above are the centroid of the bounding box of the project boundary the promoter itself filed with its environmental application. An independent OpenStreetMap construction-land polygon named for the promoter sits within 10 m of it. The pin the promoter separately declared to Karnataka RERA, 13.213801, 77.653234, is about 110 m away; either is defensible, and we publish the one two sources agree on.
Bengaluru Rural was renamed Bengaluru North district on 2 July 2025, with its headquarters at Devanahalli. Both of this project's filings still print Bengaluru Rural, so that is what we publish, with the rename noted once here.

This is the single most common question asked of any Devanahalli address, so it is answered first rather than buried. A panchayat khata under a planning authority is the normal, correct legal frame for a sanctioned project in this taluk. It is not the same instrument as a BBMP A-khata, and a buyer should have their advocate confirm the khata and the sanction independently at the Devanahalli taluk office.
Three addresses that circulate for this project and are wrong
- "Sadahalli Gate" is a junction on NH-44 about 2.6 km south-west of this parcel, and it is the address Embassy Springs markets. This project is at Sadahalli village.
- "Kannamangala" is the gram panchayat named on the filing as the local authority for water supply. It is not the revenue village and it is not the project's locality.
- The direction. Several third-party pages place this project on the wrong side of the city. Devanahalli taluk lies north of Kempegowda International Airport, and the parcel sits north of the airport trumpet interchange. Anything describing it as an eastern-Bengaluru address is describing a different place.
The PIN. Several pages covering this belt print 562157, which is the code for the Shettigere side of the taluk. Both of this project's signed filings and the India Post record for the Sadahalli branch office give 562110.

Getting out of the site
There is one road out. A short unnamed estate road runs 0.37 km to Poojenahalli Road, which meets NH-44 (Ballari Road) 1.74 km from the parcel. There is no second exit and no alternative if that link is blocked.

For a site that feels rural, 1.74 km to a national highway is unusually short, and the developer's own kilometre figures for NH-44, the toll plaza and IVC Road are accurate or conservative. The STRR alignment passes about 6 km away in a straight line but is access-controlled, so the usable entry is about 15 km by road.
A second, separate toll booth exists on the older alignment about 6.8 km away by road. It is not the airport toll gantry and should not be confused with it.
Hebbal is the practical city gateway. Everything "in Bengaluru" sits on the far side of a 22.69 km run that takes about 45 minutes at peak.
The airport
Kempegowda International Airport Terminal 1 is about 11 to 13 km away by road — roughly 25 minutes at peak, and 15 to 18 minutes off-peak.
The two routing engines disagree by 2.4 km on this run, 11.24 km against 13.67 km, so a single precise figure would be false precision. The developer's collateral prints 8 km and 10 minutes; both are understated, and the 10-minute figure is not reachable at any hour.
The reason is worth one sentence, because it is the clearest illustration of why straight-line distance tables mislead. The terminal is only about 6.2 km from the parcel as the crow flies, but there is no eastward road. The drive runs roughly 3.5 km south-west down NH-44 to the trumpet interchange, then about 5 km east on the airport access road.

Twenty-five minutes at peak to an international terminal is genuinely strong for a frequent flyer. It is simply not ten minutes.
Metro, and when it becomes real
There is no operational metro station within 29 km of this parcel. That is the honest position today, and every present-tense metro claim about this address is wrong.

Doddajala is not a rumour. It is a funded, elevated station on a corridor recorded as 72.75 per cent complete as of June 2026. The airport section's current target is September 2027 and full Blue Line commercial operation is currently targeted for March 2028 — a date itself revised in August 2026 from December 2027. Those are current targets, not commitments, and this corridor has slipped before.
Until then, the nearest station in service is a long drive, and the ranking of the operational stations inverts once you route it instead of measuring it on a map:

The airport halt is 2.6 km away in a straight line and 6.73 km by road — routing nearly triples it, for the same reason the terminal drive is nearly double the crow-flies figure.
The Bengaluru Suburban Railway's Corridor 1, KSR Bengaluru to Devanahalli, is the project that would transform this. As of August 2026 no section of the suburban rail project is in passenger service, trial or otherwise, and completion is estimated at 2028. It should be treated as a future possibility, not an amenity.

The shape of this employment market, said plainly: the only workplace within a ten-minute drive is SLK Green Park. The aerospace and GCC cluster that the corridor's marketing leans on is a 14 to 18 km commute that takes 40 to 50 minutes at peak on a rural road network, not a highway run. The Foxconn figure is left as a range because the two routing engines disagree by 36 per cent on it.

Exactly one school is a short hop. NAFL at North Urbana is 2.54 km. After that the next institution of any kind is at 8 km, and everything international or CBSE-branded is a 12 to 18 km school run taking 35 to 40 minutes at peak, twice a day. For a family with school-age children that is the single largest lifestyle cost of this address, and it should be driven at 8 a.m. before an agreement is signed.
A government primary and high school also operates in Sadahalli village. The environmental clearance obliges the promoter to supply it with tables and chairs, smart classrooms, toilets, RO plants and rainwater harvesting as a condition of the clearance.

The facility at 2.42 km is a primary health centre, not an emergency or multi-speciality hospital, and it should not be counted as one. The environmental clearance obliges the promoter to supply it with equipment, beds and medicine.
The nearest multi-speciality hospital is Akash at 10.28 km — realistically 13 to 15 minutes at two in the morning on an empty NH-44, about 21 minutes at peak. The Hebbal tertiary cluster is 21 to 23 km and 45 to 48 minutes at peak. That is a real limitation of this micro-market and it applies to every project in it.

There is no operating shopping mall within 10 km. Day-to-day retail today means Devanahalli town or the DMart at about 11 km, or the airport forecourt. The Quad at Terminal 1 is the closest mall-like destination that actually exists and it is 11.55 km away.
Forum 13° North at 7.27 km is the first mall that will change that, and it is currently a construction site with no settled opening date. The developer's own distance table understates its distance by more than 3 km, which is worth knowing before treating it as a nearby amenity.

Water, and why the project's own plan matters
There is no municipal piped supply at this address. The environmental clearance records the operational water source as borewells. BWSSB has no service area in Devanahalli taluk, and any page describing this project as BWSSB-supplied is wrong.
That matters more here than it would elsewhere. The Central Ground Water Board's Report on Dynamic Ground Water Resources of Karnataka 2024 classifies Devanahalli taluk as "Over Exploited", with a stage of groundwater extraction of 169.13 per cent and net groundwater availability for future use of 0.0. Neighbouring Doddaballapura is at 153.45 per cent. Bengaluru Rural shows the region's deepest average water table at 45.65 m below ground level.
Against that background, the water plan the clearance binds this project to is genuinely above the local norm: a 100 KLD SBR sewage treatment plant with tertiary treatment and zero discharge to any municipal drain, 82 KLD of treated water reused on site, 21 groundwater recharge pits, a 60 cu m rainwater harvesting sump, and a softening plant. The clearance also requires the promoter to recharge community borewells in the vicinity of the site and to obtain a certificate from the local body supplying water. Those are enforceable conditions of a signed government order, not marketing promises — and they exist because the aquifer is officially over-exploited.
The immediate neighbourhood, described honestly
Within about 3.5 km of the parcel sit two villages, several residential layouts of varying vintage, an operating software campus, airport-support industrial land, a lake, a metro depot under construction, a stone quarry, and the direct row-house comparable.

Sixty farmland parcels, 46 orchards and 161 lined farm ponds are mapped within 3 km. This is still, in large part, agricultural land.
There are 29 active construction sites within a 3.5 km radius. That single fact cuts both ways and a buyer deserves both halves of it. It is the proof of the corridor's momentum and the reason the road network and the retail will eventually catch up. It is also five to ten years of construction traffic, dust and noise, in a taluk that already carries one of the deepest new-supply pipelines in Bengaluru. This project's own basement excavation across 5.478 acres runs through to a filed completion of 30 July 2030 and is part of that picture, not separate from it. The environmental clearance itself requires continuous dust barriers and wind-breaking walls around the site throughout construction.
The quarry, and what is and is not established
A stone quarry sits 1.14 km from the parcel. Two things about it are on the record and worth knowing.
On 16 June 2017 the state decided not to re-issue quarrying licences in the vicinity of the airport. On 2 September 2021 the Karnataka High Court issued a direction in a matter concerning illegal mining at Sadahalli bande; petitioners in that matter described quarrying operations 100 to 200 m from the Jade Garden, Hollywood Town and Swiss Town layouts, which lie 1.30, 1.88 and 2.37 km from this parcel.
What the quarry's operating status is in 2026 is not established. We assert neither that it is active nor that it is closed. A buyer who cares about blasting noise or vibration should visit the site on a weekday morning and ask at the gram panchayat. That is a more useful answer than a confident claim in either direction.
The Bagalur landfill is 10.85 km away by road. Not adjacent, but it is the region's waste destination and it belongs on an honest map of the area.
The six limitations of this address
Publishing these is the point of this page. Every one of them applies to the micro-market, not just to this project.
- One road out. An unnamed estate road to Poojenahalli Road to NH-44. There is no alternative route if that link is blocked, and no eastward road toward the airport at all.
- No operating mall inside 10 km. No multi-speciality hospital inside 10 km — Akash at 10.28 km is the nearest. No operational metro inside 29 km. One school inside 8 km, and the next is at 8 km.
- Twenty-nine active construction sites within 3.5 km, plus a metro depot at 2.1 km, plus this project's own site works to 2030.
- A stone quarry 1.14 km away with a litigation history, and an operating status in 2026 that is not established.
- Groundwater. Devanahalli taluk is officially "Over Exploited" at 169.13 per cent extraction with zero net availability for future use. Supply here is borewell, and there is no approved municipal alternative yet.
- A regional landfill 10.85 km away.
And the six things that are genuinely good
- 1.74 km to NH-44 and 2.09 km to the toll gantry. For a site that reads as rural, arterial access is unusually short.
- The airport in about 25 minutes at peak, 15 to 18 off-peak. Strong for a frequent flyer, even though it is not the ten minutes the collateral claims.
- Doddajala metro station at 4.0 km — a funded, elevated station on a corridor recorded 72.75 per cent complete in June 2026, not a rumour.
- SLK Green Park at 1.85 km — an operating office campus about six minutes away.
- The Kempegowda International Airport rail halt at 6.73 km already runs, as does the Doddajala halt at 5.34 km.
- A government PHC at 2.42 km and a government primary and high school in the village, both of which the environmental clearance obliges the promoter to support with equipment and infrastructure as a binding condition.
A note on method. Every kilometre on this page was routed on OpenStreetMap with two independent engines, and every minute figure was derived by classifying each step of the route by its road type and latitude and applying a stated peak speed — 38 km/h on NH-44 and the airport access roads, 22 km/h through the Yelahanka and Bagalur arterial belt, 20 km/h on the village and feeder network, and 15 km/h once south of Hebbal. A flat city benchmark would return about 40 minutes for an airport run that really takes about 25. Where the two engines differ by more than about 10 per cent, a range is published rather than a point. Off-peak, expect roughly the free-flow figure plus 25 to 40 per cent.

The corridor was 72.75 per cent complete as of June 2026, the airport section's current target is September 2027 and full Blue Line commercial operation is currently targeted for March 2028 — a date itself revised in August 2026. Those are current targets, not commitments. The nearest operational metro station today is Sandal Soap Factory on the Green Line, 29.03 km away by road. Metro at this address is a 2027 to 2028 proposition, not a present-day amenity.
Honestly: thin, and improving slowly. NAFL School at North Urbana is 2.54 km away, and it is the only school within a short hop — everything international or CBSE-branded is a 12 to 18 km, 35 to 40 minute school run at peak. The Sadahalli primary health centre is 2.42 km away but is not an emergency or multi-speciality facility; the nearest multi-speciality hospital is Akash at Devanahalli, 10.28 km, about 21 minutes at peak, and the Hebbal cluster is 21 to 23 km. There is no operating shopping mall within 10 km. Day-to-day retail is Devanahalli town and DMart at about 11 km, or the airport forecourt. Forum 13° North at 7.27 km is under construction and its opening date is not settled — note that the brochure puts it at 4 km, which is understated by 82 per cent.
There is a quarry at 1.14 km. A Karnataka High Court direction of 2 September 2021 concerned illegal mining at Sadahalli bande, and the state decided on 16 June 2017 not to re-issue quarrying licences near the airport. Petitioners in the 2021 matter described quarrying 100 to 200 metres from three residential layouts that sit 1.30, 1.88 and 2.37 km from this parcel. The current operating status is not established and we assert neither that it is active nor that it is closed. Visit at different times of day and ask locally.
